THE PRACTICE
How Highline Estates works — requirement to registry
The process below is the same for a two-acre farm requirement and a corridor-side industrial block, for a buyer in Palwal and an NRI family working entirely on video. Nothing in it is optional, because every skipped step in this market has a fraud pattern named after it.
Process
Buying, step by step
- 01
You send a requirement
Budget, purpose, preferred villages or corridor side — one WhatsApp message or the form starts it. Same-day reply within working hours.
- 02
Terms go in writing
Commission, scope, and timelines on paper before anything else happens. This is the pledge, and it is not skippable.
- 03
We shortlist privately
Most Palwal inventory never goes public. The network works the villages that fit; parcels are walked and papers pulled before you see a shortlist.
- 04
Site visit, on your terms
We walk the parcel with you, boundary to boundary, papers in hand. NRI buyers get the same walk on video, boundary pillars to approach road.
- 05
Title and papers checked
Jamabandi, mutation history, khasra against the ground, girdawari, encumbrance — the full check runs before you pay a token.
- 06
Registration, together
Deed drafted, duty calculated, appointment taken; we sit at the sub-registrar's desk with you. Mutation follow-through comes after — the deal is not done at the deed.
After the registry
The deal is done when the record says so
Registration transfers the deed; mutation (intkal) transfers the revenue record. We track the mutation entry at the tehsil office until the jamabandi shows the new owner, because that is the record the next buyer — and every government process — will read.
Sellers run the same rails in reverse: papers verified first, private matching against the requirement log, offers presented in writing, and you decide. Nothing is signed without you, and no expectation is inflated to win the mandate.
